The Ultimate Quality Checklist for Residential Construction Projects

Quality in residential construction is not a single moment — it is the cumulative result of hundreds of correct decisions made at the right time. This checklist reflects our internal quality audit framework used across all BCIM residential projects.

Stage 1: Foundation and Substructure

  • Soil test report reviewed and approved by structural engineer
  • PCC (Plain Cement Concrete) mix design approved
  • Reinforcement bar placement verified against approved drawings
  • Concrete cube test results meeting minimum strength requirements

Stage 2: Superstructure

  • Column and beam reinforcement inspected before shuttering
  • Shuttering and centering inspected for alignment and stability
  • Concrete poured in approved mix design and tested at point of pour
  • Curing records maintained for minimum 28 days

Stage 3: Waterproofing

  • Terrace and bathroom waterproofing membrane thickness verified
  • Flood test conducted and held for minimum 24 hours
  • Construction joints waterproofed before concealment

Stage 4: Finishes

  • Plaster mix ratios verified
  • Floor tile adhesive coverage checked (minimum 85%)
  • Grout lines checked for uniformity
  • Paint coats counted and signed off per room

Stage 5: MEP Systems

  • Electrical cable sizes verified against load calculations
  • Plumbing pressure test conducted before wall closure
  • Air conditioning duct sealing inspected

Running this checklist stage by stage — and refusing to move forward until each is cleared — is the foundation of our quality management system.
